Emmie Sheffer: A Recognized Leader in Commercial Real Estate

This week, Emmie Sheffer, our Director of Asset Management, was selected by Crain's Detroit Business as a Notable Leader in Commercial Real Estate. I want to take this moment to showcase her role in our company and the significant work that takes place behind the scenes. You can read the complete Crain’s article here.
Many of you likely know of Sheffer Capital through me, Tory. Whether via social media, a mutual connection, or one of countless other ways, I've often been the face of our company. This is because my primary focus is on acquisitions, dispositions, investor relations, lender relationships, and other external interactions. Essentially, I spend most of my time in anything involving outside relationships and connecting with people.
Emmie, on the other hand, is responsible for operations at our properties. While we employ third-party property managers to handle the day-to-day management and tenant communication, Emmie oversees all their activities to ensure our properties are managed to our standards and that our business plan for each property stays on track. As our portfolio grows, she will need an assistant, but for the moment she has done an incredible job with all of her roles here at Sheffer Capital. Here’s a closer look at her weekly responsibilities.
Key Responsibilities
Financial Oversight and Performance Management
Emmie conducts a thorough analysis of property financial statements and budgets to track financial performance. She also monitors the property income, expenses, and cash flow to ensure financial stability and efficiency. She prepares regular investor reports, which involve breaking down the 30-page reports from our management company into easy-to-read 3–5 page updates on the operations of each property. These reports are essential to keep our LPs informed of how their investment is going.
Property Value Enhancement
Emmie helps identify and implement strategies to enhance property value and maximize returns. Some examples of this would include adding laundry to a unit, which we highlighted last week showing how much value is created with the upgrade. In addition, she coordinates unit turns and renovations, working closely with contractors to manage material selection, project timelines, and budgets. Additionally, Emmie conducts regular property inspections, maintaining high standards and addressing issues promptly to ensure optimal property performance.

Emmie also writes this weekly newsletter (except this one because it’s about her). She holds a Communications degree from the University of Tennessee, where she excelled not only in academics but also as a full scholarship golfer. Her ability to engage and inform our readers has made the newsletter a favorite among our current and potential limited partners (LPs). Through the newsletter, we share a wealth of information on all things Sheffer Capital. From market trends pertinent to our business, property updates, to investment strategies and success stories, our newsletter serves as a valuable resource for our community and helps keep our investors informed and connected, fostering a sense of community and transparency.

We are honored that Crain’s Detroit Business has recognized Emmie out of many nominations, giving her the much-deserved public credit that often comes my way. Notable Leaders in Commercial Real Estate
Another Honoree selected by Crain’s was Jared Friedman. According to the Crain’s article under Jared Friedman’s leadership, Friedman Real Estate has expanded to over 500 commercial real estate professionals in the last decade. His notable achievements include managing Wayne County’s new 1.2 million-square-foot Criminal Justice Center, negotiating a long-term lease with Blue Cross Blue Shield of Michigan for the 500 River East Tower, and developing a full-service capital markets team called SF Capital. Additionally, he led a 280,000-square-foot project in Auburn Hills for Magna International’s new seating manufacturing facility. Friedman is also active in the Detroit Young Professionals organization.
